“We have a remarkable expected growth rate of 140%”

Ayatana Hospitality, founded in 2018, is aimed at providing a luxurious hospitality experience for people around the world. Presently it has launched its luxury resorts and hotels in Kochi, Coorg and Ooty with many other upcoming projects in the pipeline. It has also launched Holiday Homes - a project along with the luxury resorts in Coorg, Ooty and Chikmanglur. There are around 60 holiday homes and are on a sell-and-lease-back model. The venture is also spread across institutional sectors of hospitality management like training, bath, linen upholstery line, collection of Ayatana amenities like hospitality décor and personal care.

Vishal Tony, founder and managing director of Ayatana Hospitality, shares insights of the hospitality industry, resorts and luxurious sector, and Ayatana’s journey and future plans in this industry in an email interaction with Aanchal Chaudhary. Excerpts:

Share your journey in the hospitality industry?
Ayatana's venture into the hospitality industry began in 2015 when Aratt Developers established its first chain of business hotels under the banner of Plus Hotels. As we delved deeper into this sector, it became evident that the hospitality industry presented substantial opportunities and was a logical diversification from our real estate ventures. This realisation culminated in the launch of our inaugural luxury resort property, Ayatana Coorg, in 2018. From that point onward, there has been a continuous and successful journey, with no turning back.

How does the company incorporate local traditions, culture, and heritage into its guest experiences?
Our commitment to immersing our guests in the vibrant tapestry of local traditions, culture, and heritage takes various forms. We regularly invite local artists to showcase traditional performances, breathing life into the region's cultural heritage. Furthermore, our guest room interiors reflect a deep connection to the local culture, as seen in our Ooty resort where we feature handcrafted cushion covers and bed runners created by the Toda community that inhabits the region. In Coorg, our culinary offerings embrace the essence of the region, with a buffet that showcases a diverse array of local delicacies. These initiatives not only enrich the guest experience but also signify our dedication to contributing to the communities and environments that surround our resorts, while fostering greater appreciation for local culture and traditions.

What are the challenges in this industry?
The luxury resort industry grapples with challenges like economic volatility, fierce competition, sustainability demands, rising operational costs, safety concerns, evolving guest expectations, and seasonal fluctuations. Navigating complex regulations, maintaining a pristine reputation, and adapting to global events are also key hurdles. Success in this competitive sector requires a flexible approach, innovation, sustainability initiatives, and a commitment to staff training to ensure long-term brand resilience and customer satisfaction.

Describe the unique features and amenities that set your resort apart in the luxury hospitality sector?
Our resort in Coorg offers an exceptional experience distinguished by the presence of a private natural waterfall on our property. This unique feature allows guests to immerse themselves in a luxurious yet natural setting, where the symphony of birdsong and the soothing resonance of cascading water and babbling streams greet them each morning. At our Ooty property, our jacuzzi chalets and infinity pool villa epitomise luxury, affording guests unparalleled views of the rolling valleys and picturesque tea estates, making it a one-of-a-kind destination in Ooty's upscale hospitality scene.

What are the latest trends in this industry?
In the dynamic landscape of luxury hospitality in India, several key trends have emerged. Sustainability is a focal point, with eco-friendly practices becoming integral to the guest experience. Wellness and spa offerings have gained prominence, alongside unique, personalised experiences that go beyond conventional luxury. Art and culture integration, technological advancements, and personalised services are also shaping the industry. Culinary excellence, wellness retreats, boutique, and heritage properties are further enriching the luxury travel experience. Digital marketing and influencer partnerships are used to engage a younger, tech-savvy audience. These trends collectively showcase India as a destination that seamlessly blends modern luxury with its rich cultural heritage.

What sustainability initiatives has the company implemented?
We've taken substantial steps to minimise our environmental impact and enhance our guests' experience. In terms of energy conservation, we've designed our cottages to maximise natural light, reducing the need for artificial lighting during the day. Additionally, the naturally cool environment significantly reduces the need for air-conditioning, and our cottages feature large doors to facilitate natural air circulation. These energy-saving measures align with our broader commitment to sustainability. We've also implemented water recycling systems and eliminated plastic water bottles, reducing our water and plastic waste footprint. Furthermore, we promote responsible ecotourism by offering nature walks with naturalists and incorporating local culture into our room decor, fostering a deeper appreciation for the environment and the community.

How does the design and architecture of resorts contribute to creating a luxurious and immersive environment?
The design and architecture of resorts are fundamental in crafting a luxurious and immersive environment for guests. Aesthetic appeal is the first point of contact, with high-quality materials and thoughtful details setting the stage for opulence. Spatial planning ensures spacious and well-structured common areas, while an emphasis on privacy offers an exclusive atmosphere. Nature integration, through expansive windows and natural features, harmonises the resort with its surroundings. Attention to detail, cultural references, and craftsmanship all contribute to a rich sensory experience. Smart technology enhances convenience, and the well-thought-out design of wellness facilities promotes relaxation. Ultimately, these elements combine to create a resort environment that transcends mere accommodation, offering a profound and lasting impression.

How was the company's last fiscal and what are you expecting?
In the preceding fiscal year, the collective resort group witnessed a remarkable upswing in average occupancy, registering a notable increase of approximately 25%. Furthermore, the overall turnover for the same fiscal year exhibited substantial growth when compared to the preceding year. As we move into the current year, the launch of the Ooty and Goa properties has us poised for an impressive projected surge in turnover, with a remarkable expected growth rate of 140%.

What role does technology play in enhancing the guest experience at a luxurious resort, from booking to on-site amenities?
Technology plays a multifaceted role in enhancing the guest experience at luxurious resorts, from the moment of booking to the on-site amenities. The booking process is streamlined with user-friendly websites offering real-time availability, preferred room choices, and access to exclusive offers. Personalisation is key, as data-driven insights enable tailored services and room preferences. Virtual concierge services provide round-the-clock assistance, while smart TVs and high-speed Wi-Fi keep guests entertained and connected, ultimately culminating in a seamless, personalised, and luxurious guest experience.

Future plans for the business?
We are actively formulating an expansion strategy that encompasses the incorporation of six new properties under each of our distinguished brands, Ayatana and Azora, within the timeframe extending from 2023 to 2028. This strategic initiative is poised to establish our comprehensive presence across India, extending from Chikmanglur, Goa, Wayanad, Arakku Valley, Kumarakom, Ranthambore, Shillong, Kodaikanal, to Bangalore.
